PROJECT OVERVIEW

The latest project to reach completion at New Bailey, Salford is the Stanley Street NCP multi storey car park.

Hannan Associates provided MEP performance duties for this new 633 space multi-storey car park designed by AHR Architects and built by Morgan Sindall Construction and Infrastructure. This is the second NCP car park at New Bailey.

The car park design includes LED Energy Efficient Lighting throughout and a lighting control system to ensure efficient use of lighting installation, for example providing daylight dimming and PIR operation. The payment facilities have been made more customer focused by removing the need for customers to visit a payment machine or kiosk.

There are six electric car charging points at ground level, ANPL cameras at entrance and general CCTV throughout all levels to ensure customer safety at all times.

Hannan Associates are very proud to be part of the team regenerating Salford Central, a £650 million scheme transforming the New Bailey and Chapel Street areas of Salford. The scheme is led by the English Cities Fund, a joint venture between Muse Developments, Legal & General and Homes England in conjunction with Salford City Council.

The development area is situated at the interface between Manchester and Salford and is bordered by the main artery of the regenerated Chapel Street and the inner city ring road. When complete the development will provide 849 new homes, 2 million sq ft of offices, 90 hotel bedrooms, 261,000 sq ft retail & leisure and will expand the existing business district in this part of the city.

PROJECT OVERVIEW

As part of Phase 1 of the Stockport Exchange development we designed the MEP services for the new 1,000 space multi-storey car park at Stockport train station.

With more than double the spaces now available for the public, the car park has been designed for ease and safety. With staff on site 24:7, there are also 21 dedicated stairwell help points all linked to the NCP customer contact centre. There are three new pay on foot machines, as well as the opportunity to pay on exit to avoid queuing at peak times.

The new crisp and clean LED lighting throughout will cut down on energy consumption and light pollution. There are also five electric car charge points and a dedicated cycle hub with space for 50 cycles, entry cards, changing rooms and lockers for cyclists.

 

Stockport Council bought the Grand Central site earlier this year in order to create a gateway from the train station to the town centre. The development includes a high quality office quarter, an attractive public realm area, improved car parking for the station, a hotel, retail units and ease of access to the town centre.

It was short listed in the Best New Car Park category at the 2015 British Parking Awards.

PROJECT OVERVIEW

Carpino Place is one of the latest phases of residential development to be delivered on Chapel Street, Salford by the English Cities Fund as part of the wider Salford Central regeneration scheme. This new development of townhouses follows in the footsteps of the award winning Vimto Gardens and Timekeepers Square.

The scheme comprises 22 three-storey townhouses with an internal courtyard housing car parking spaces for each home, private rear gardens, rooftop terraces and patio areas.

We were pleased to work alongside Buttress Architects, Integra Consulting, Appleyard & Trew and John Turner Construction on the project. Our services included early stage concept design and co-ordination with the design team and the review of renewable energy technologies for the scheme.

As part of our duties we also obtained budget utility costs and produced a specification and drawings for the MEP services. We carried out Part L1A calculations and predicted EPC results for each property type, as well as undertaking an overheating analysis. We carried out site visits to review the MEP installations and produced detailed site inspection snagging and defects reports to maintain the highest level of quality throughout.

The English Cities Fund worked in conjunction with Salford City Council to develop the project, creating a design that complements the surrounding area, as well as enhancing the existing streetscape, and strengthening its urban setting. After completion the regeneration of the Salford Central area will create around 11,000 new jobs, 220,000 sq m of commercial space, 849 new homes and 390 hotel rooms.

PROJECT OVERVIEW

No. 2 New Bailey is the second new office building at Salford Central’s New Bailey development. This 188,500 sq ft office building is the first scheme designed by architects Alford Hall Monaghan Morris in Greater Manchester.

The 11-storey building includes CAT A open plan office across 10 floors, commercial unit space at ground floor, basement car parking, external roof terrace and a public square and is on target to achieve an A rated Energy Performance Certificate, a BREEAM Excellent rating along with a Wired Score rating of Platinum.

Hannan Associates provided Building Services Engineering Consultancy and BREEAM Assessment for the development.

Each floor is designed to be sub-divided into two separate tenancies, each area provided with a private external balcony. Simultaneous Variable Refrigerant Flow heating & cooling systems are provided to each tenancy, mechanical fresh air ventilation from roof mounted air handling plant incorporating heat recovery, which offers good flexibility and is easily adaptable to cope with sub-division and high occupant density.

The client’s design aspirations included exposed services with acoustic rafts to conceal the indoor VRF units and improve the acoustics of the open plan office space.

Eversheds Sutherland are taking approximately 50,000 sq ft across the part 8th, 9th and 10th floors with BLM LLP signed to occupy first to fourth floors .

PROJECT OVERVIEW

We provided utilities infrastructure master planning and procurement for the overall development proposals and design and monitoring services for the MEP associated with the initial speculative 80,000 ft² industrial unit. As part of the team we contributed to the specification of the unit which was developed to provide a wide tenant appeal and a high level of flexibility to attract potential tenants.

The unit is now let to Amazon and we assisted the client during the letting of the unit and carried out the design and monitoring of additional car parking facilities requesting by Amazon.

Logic Leeds is part of the Leeds Enterprise Zone, which means that it benefits from a range of incentives for occupiers. Overall there is outline planning for 1.6 million ft² of quality industrial, storage and distribution development. All buildings will have a high BREEAM rating and state-of-the-art facilities.
