PROJECT OVERVIEW

We are currently providing MEP Performance Duties for a new build development of townhouses known as Valette Square, located at Adelphi Street in Salford.

Named after French Impressionist painter Pierre Adolphe Valette known for his acclaimed paintings of Manchester and Salford. He was a teacher at the Manchester Municipal School of Art and is remembered as L. S. Lowry’s tutor.

The development compromises of 33 townhouses with a mix of 2, 3 and 4 bedroom properties with private gardens and terraces as well as a 52 space car park is also being developed as part of The Royal Hospital building.

Our duties include early stage MEP concept design, utility connections & diversions advice, initial Part L1A calculations, renewable energy technologies feasibility review and site inspection duties.

The townhouse’s features include smart utility metering, waste recycling facilities and improved insulation to minimize heat loss and reduce utility bills.

Valette Square is the fourth Chapel Street residential development by The English Cities Fund as part of the wider Salford Central regeneration scheme. We are very proud to have been a part of the design team for all four of the schemes, including the multiple award-winning Timekeepers Square.

Other members of the team include Buttress Architects, Integra Consulting, Appleyard and Trew and main contractor John Turner Construction Group.

The project is due for completion in December 2020.

PROJECT OVERVIEW

The latest project to reach completion at New Bailey, Salford is the Stanley Street NCP multi storey car park.

Hannan Associates provided MEP performance duties for this new 633 space multi-storey car park designed by AHR Architects and built by Morgan Sindall Construction and Infrastructure. This is the second NCP car park at New Bailey.

The car park design includes LED Energy Efficient Lighting throughout and a lighting control system to ensure efficient use of lighting installation, for example providing daylight dimming and PIR operation. The payment facilities have been made more customer focused by removing the need for customers to visit a payment machine or kiosk.

There are six electric car charging points at ground level, ANPL cameras at entrance and general CCTV throughout all levels to ensure customer safety at all times.

Hannan Associates are very proud to be part of the team regenerating Salford Central, a £650 million scheme transforming the New Bailey and Chapel Street areas of Salford. The scheme is led by the English Cities Fund, a joint venture between Muse Developments, Legal & General and Homes England in conjunction with Salford City Council.

The development area is situated at the interface between Manchester and Salford and is bordered by the main artery of the regenerated Chapel Street and the inner city ring road. When complete the development will provide 849 new homes, 2 million sq ft of offices, 90 hotel bedrooms, 261,000 sq ft retail & leisure and will expand the existing business district in this part of the city.

PROJECT OVERVIEW

No. 2 New Bailey will be the third new office building at Salford Central’s New Bailey development. This 188,500 sq ft office building is the first scheme designed by architects Alford Hall Monaghan Morris in Greater Manchester.

The 11-storey building includes CAT A open plan office across 10 floors, commercial unit space at ground floor, basement car parking, external roof terrace and a public square and is on target to achieve a BREEAM Excellent rating along with a Wired Score rating of Platinum.

Hannan Associates are providing MEP Performance Duties and BREEAM services to the new office development.

Each floor is designed to be sub-divided into separate tenancy areas with each area incorporating a private outdoor terrace. Simultaneous Variable Refrigerant Flow heating & cooling systems are provided to each tenant along with mechanical fresh air ventilation c/w heat recovery, which offers good flexibility and is easily adaptable to cope with sub-division and high occupant density.

The client’s design aspirations included exposed services and so for aesthetic and acoustic reasons ceiling rafts were added to help conceal the indoor VRF units.

The building is in line to meet Part L2 Building Regulations and achieve an A rated EPC.

Eversheds Sutherland are taking approximately 50,000 sq ft across the part 8th, 9th and 10th floors.

The project is being backed by the English Cities Fund (tECF) – a joint venture between Muse Developments, Legal and General and Homes England.

PROJECT OVERVIEW

Vimto Gardens forms part of The English Cities Fund’s £650 million Salford Central regeneration scheme designed by Glenn Howells Architects, RHWL Architects and Urban Initiatives, which covers 17 hectares around the main road of Chapel Street, Salford Central Station and the Adelphi and Bexley Square Conservation Area.

Hannan Associates provided MEP Performance Duties for the 83 apartments, 14 town houses and retail units included in the Vimto Gardens development, which is named after the famous drink that was first produced close to the site.

The scheme won urban residential development of the year at the 2016 Insider Residential Property Awards.
