PROJECT OVERVIEW

Hannan Associates were part of the team to design and deliver the recently completed Valette Square, developed by The English Cities Fund – a joint venture between Homes England, Legal & General and Muse.

The development includes 33 townhouses with a mix of 2, 3 and 4 bedrooms with private gardens and terraces. It is situated just off Chapel Street, a short walk to Manchester City Centre, Spinningfields, New Bailey, Peel Park and the River Irwell.

Hannan Associates provided Building Services Engineering consultancy for the new homes, including early stage MEP concept design, utility connections & diversions advice, initial Part L1A calculations, renewable energy technologies feasibility review and site inspection duties.

The design of the townhouses’ façade and orientation optimises natural daylighting and reduces the requirement of artificial lighting. Other design features include smart utility metering, occupant controlled zoned heating system, low energy light fittings, improved insulation to minimize heat loss & reduce utility bills and Integrated Virgin Media and BT telecoms infrastructure.

Other members of the team included Buttress Architects, Integra Consulting, Chroma and main contractor John Turner Construction Group.

This is the fourth phase of residential development in the Chapel Street area by the English Cities Fund, which forms part of the wider Salford Central masterplan.  Other schemes include Vimto Gardens, Timekeepers Square and Carpino Place .

The development is named after French Impressionist painter Pierre Adolphe Valette known for his acclaimed paintings of Manchester and Salford. He was a teacher at the Manchester Municipal School of Art and is remembered as L. S. Lowry’s tutor.

PROJECT OVERVIEW

Hannan Associates are part of the team delivering Peel Land and Property‘s Liverpool Waters Development.

Liverpool Waters involves the transformation of the city’s central and northern docks, regenerating a 60-hectare site to create a world-class, mixed use development on Liverpool’s waterfront. When complete the development will provide the city with much needed job opportunities and will strengthen the connection between the waterfront and the city centre.

Plans include the creation of essential infrastructure which will support the delivery of around 2,350 new homes, offices, retail and leisure space and a 4.7 acre park within the Central Docks district over the next ten years, in line with the Liverpool Waters Central Docks Neighbourhood Masterplan.

Our team is currently providing strategic, procurement and cost advice for the infrastructure required to support and enable the whole of the development. Our work includes the identification of the utility requirements, appraisal of the fulfilment options and procurement.

This is a key role in the master planning team and involves liaison and negotiation with the local utility companies and commercial operators in the ever changing utilities market.

We have provided a site wide sustainability strategy to assist with the development of a class leading location.

The sustainability strategy compiles masterplan and plot specific information and targets for a range of sustainability drivers, including Net Zero Carbon, Ecology, Wellbeing, and sustainability certifications.

PROJECT OVERVIEW

We are delighted to be a part of English Cities Fund’s regeneration plans for ‘Salford Central’ – a 44 acre, £650 million regeneration scheme transforming a key part of the city.

It is an exciting new development area situated at the interface between Manchester and Salford and bordered by the main artery of the regenerated Chapel Street and the inner city ring road.

The development will provide leisure and business opportunities for organisations large and small across all sectors, and will expand the existing and extensive business district in this part of the city.

We are very proud to be part of the team delivering this exciting development. Projects include:

PROJECT OVERVIEW

3 Arena Central is a 240,000 sq ft, grade A office building currently under construction at Arena Central, Birmingham’s first speculative office scheme since the recession.

The UK Government has committed to take the full 3 Arena Central building, which will sit at the heart of the nine acre mixed use regeneration site. The new Grade A, 14 floor office building will be home to 3,500 civil servants across a number of government services, including the Midlands regional hub for HM Revenue and Customs (HMRC).

Having already worked on the neighbouring 1 Centenary Square, Hannan Associates provided Building Services Engineering, Site Infrastructure Services & BREEAM Assessment for the scheme delivered by ACDL, a joint venture led by Kier.

The MEP services installations were designed to meet the occupiers specific requirements, which provide energy efficient installations, an excellent working environment and comfort conditions for the occupants contributing towards a BREEAM Excellent rating for the building.

We played a key role in liaising with the occupier’s technical advisors in order to obtain their specific technical requirements and ensure successful delivery of the MEP services installations, which were agreed, costed and accommodated within the building design within a very short timescale.

We were very pleased to work alongside Make Architects, Gillespies Landscape Architects, Arcadis and WSP on the design team and main contractor Galliford Try.

The Arena Central masterplan will deliver 1.2 million sq ft of mixed-use development, alongside a unique public realm designed by Make Architects that features over 50 per cent soft landscaping at the heart of Birmingham city centre, designed to meet the city’s ever growing demand of office space and residential accommodation.

PROJECT OVERVIEW

1 Centenary Square, now home to HSBC is part of Arena Central, a £500 million mixed-use development scheme in Birmingham city centre being developed by Arena Central Developments LLP, a joint venture led by Kier.
Hannan Associates are proud to be providing Building Services Engineering consultancy for the development scheme.

The 210,000 sq ft, 10 storey, Grade A office building accommodates around 2,500 employees, with high quality flexible working and break out spaces.

We took the lead role in liaising with the occupiers’ technical advisors in order to obtain their specific technical requirements for the MEP services installations, which were agreed, costed and accommodated within the building design within a very short timescale.

This ensured successful delivery of the complex MEP services installations, which provide excellent internal environmental comfort conditions for the occupants and help achieve LEED Gold accreditation for the building, the first in the city.

The MEP services include full standby back-up generators, which also supports the heating, cooling and ventilation systems. This means that the MEP services within the building will continue to operate in the event of a full power outage of the incoming electrical supply to ensure business operations are unaffected and can continue as normal, which is a critical requirement of HSBC.

We worked alongside Make Architects, Gillespies Landscape Architects, Arcadis and WSP on the design team and main contractor Galliford Try.

The project won the ‘Commercial’ category at the RICS Awards 2019, West Midlands.
