Our client, Ronald McDonald House Charities UK have revealed plans for the multi-million-pound refurbishment of its 83 bedroom house at Alder Hey Children’s Hospital in Liverpool.

The refurbishment works will include a complete refit of all bedrooms and ensuite bathrooms and the addition of family kitchens to each floor. Interconnecting rooms will be created for larger / blended families and the dayroom facilities will be improved to offer complimentary services such as hairdressing, yoga and family support. There will also be a re-landscaped garden for all age groups. 

We are providing Building Services Engineering consultancy for the project, which will include the complete replacement of the heating and domestic hot water system with a new system incorporating a micro CHP unit supplemented by gas fired boilers.

LED lighting will be installed throughout along with roof mounted photovoltaics. 

We are working alongside AEW Architects, MAC Construction, Urban Green, Heyne Tillett Steel, Hydrock and Mike Jackson Associates on the project design team.

Tell us a little bit about how you came to join Hannan Associates and what it was like when you started.

Hannan Associates was formed after Bill Hannan left Thermal Transfer and i joined within 6 months of the inception when there were only 3 staff and we were working in Bills dining room at his house in Charlesworth. 

 We were working on various schemes involving Energy Efficiency schemes for factories including decommissioning Oil and Steam plant and replacing with decentralised gas fired plant.  We also worked on a quite a few projects in Saudi Arabia at that time including some historic Mosque redevelopments. For the first two years we stayed in Charlesworth but space became an issue and we had to find new accommodation.  Hannan’s initially rented then bought a building in Marple which required conversion to offices.  In a short space of time after that the staffing levels reach over 40 and i had a remote office set up in another building

There was a breakthrough into larger projects when we were invited to assist in early stages of a very large London Docklands development.  This was pre curser to the Canary Wharf scheme but it kicked off all the major development in the area of London.

Over the next few years after an initial scheme to replace the floodlighting at Old Trafford, we also got involved in numerous stadia projects for Bolton, Manchester United, Manchester City, Blackburn and others.

How has the business changed since you joined?

The world has changed and whilst we started with energy saving schemes that would also be saving carbon, the extent of change of emphasis and the responsibilities of the Building Services Engineer are much greater and more significant in the design of buildings.

Nearly all projects now have a multitude of targets, modelling and reports to meet the various standards. In the 80s for a typical office scheme we would just need to meet building regulations but now we have to consider much tougher building regulations, Development Briefs, BCO Guidance, BREEAM Certification, Wired Score, Well Building, Low Carbon Targets, NABERS rating, Passive Design, Indoor air quality, LCA reports, Fire engineering strategies and Specific Planning requirements.

Then there are new requirements under the Golden Thread which are starting to be included.

What do you think has been the key to keeping so many long-term clients happy over the years?

It’s about being thorough and listening to what clients want and dealing with any problems quickly and honestly.

What do you think the next ten years holds for Hannan Associates and the industry?

It difficult to imagine but the next planned changes to building regulations and the golden thread are going to make a big difference to the work in getting a job out of the door and built.  The services engineer is going to have to be even more  involved in building design strategies.

What are you most proud of in terms of your contribution to the business? 

It’s just great to know that we were part of developing buildings which will be around for years to come and are used by thousands of people.

The world is a very different place than it was 40 years ago, the built environment has experienced significant change and in a relatively short space of time has faced huge challenges from a variety of factors including: Climate Change &  the increasing urgency of Net Zero Carbon; Brexit; Covid; and the Grenfell Tower fire disaster.

Although our core values remain, Hannan Associates is a very different business from when Bill Hannan first started the company from his dining room in 1983.

Where it all Began

Following his role as Managing Director for M&E contractor Portland Mechanical Services, Bill decided it was time to take his experience and contacts and start his own Building Services Engineering Consultancy and he did just that with Ian Joyce and a small team from his home in Derbyshire.

Bill’s vision for Hannan Associates was driven by his experience of working in contracting for the majority of his career. He wanted to provide a totally client focused service providing low energy, innovative design concepts that were judged in terms of affordability and commercial viability.

At Portland we had always provided design advice and produced designs for clients as well as undertaking the installation, so I thought why not take my experience and establish a consultancy from where I could best advice clients.

There was a breakthrough into larger projects when we were invited to assist in early stages of Harbour Exchange,  a large London Docklands development, which was a pre curser to the Canary Wharf scheme.

Over the next few years, after an initial scheme to replace the floodlighting at Old Trafford, Hannan Associates also became involved in numerous stadia projects for Bolton, Manchester United, Manchester City, Blackburn and others. Stadia became one of the businesses’ strongest sectors and it still is today.

 

Onwards and Upwards

In a short space of time the team grew to over 40, including Jamie Hall who joined in 1994 and John Walker who joined in 1996. 

In 2000, after outgrowing Orlando House, the team moved into new, bigger, better office Beta House in Denton. Beta House was designed by Hannans and built by Bill Hannan as a low energy all electric building using heat pumps.  This concept was ahead of its time, with a close eye on energy, heat losses and gains using punched windows, highly insulated envelope and shading.  Everything that is now standard in the march towards net zero carbon.

The team continued to establish its expertise within its key sectors: offices; residential; mixed use; stadia & leisure; education; and industrial & logistics and continued to work on larger and more complex projects. 

In 2009 after 52 years in the industry Bill retired and John Walker and Ian Joyce took over ownership of Hannan Associates with a renewed focus on quality, service delivery and design ability.  In 2011 Jamie Hall was promoted to Director and he joined John and Ian in running the company. 

 

Meeting Changing Client Needs

The services we provide are constantly evolving to meet new legislation and changing market needs & expectations.

Today, we continue to provide services in our key sectors but the projects are a lot more focused towards regeneration and place making and every project has a Sustainability strategy and considered path towards achieving Net Zero Carbon.

Sustainability and the need to improve the performance of buildings has significantly enhanced our role within the design teams and our relationship with the architect.  The increased complexity of developments and buildings has resulted in more specialists being required within the team and we now offer a much wider range of services to clients to meet this demand.

We have been privileged to work on many landmark projects over the years and have witnessed significant change. We are excited about the future challenges we still have to overcome and we know that the focus on sustainability will continue to offer significant opportunities as we approach the worldwide carbon deadlines for 2030 and beyond.

The pace of change looks like it will be the main challenge for the industry over the coming years. If we are to take advance of the opportunities we will need to embrace and master the new technologies and design tools which are likely to include Artificial Intelligence.

Central Park at Liverpool Waters Given Approval

Central Park at Liverpool Waters Given Approval

Peel L&Ps plans for Central Park at Liverpool Waters have been approved!

Located at Central Docks the 4.7 acre park will be one of the largest green spaces in the city and is an important part of this next stage at the Liverpool Waters Development.  Plans for the park include planting thousands of trees, community gardens, play areas as well as spaces for sports and recreation and support for wildlife. 

Previously a derelict site, the Central Docks neighborhood will be a mixed use business and leisure district including a new cultural hub.

Planning also includes approval for the creation of essential infrastructure which will support the delivery of around 2,350 new homes, commercial, retail and leisure space within the Central Docks district over the next ten years, in line with the Liverpool Waters Central Docks Neighborhood Masterplan.

Hannan Associates are providing Utilities Infrastructure and Building Services Engineering support for the park including……

  • Establishing plant space requirements 
  • Utility supply applications for park utility services
  • Lighting design and CCTV coordination
  • Park containment routing for power, lighting, data and water irrigation system

Liverpool Waters involves the transformation of the city’s central and northern docks, regenerating a 60-hectare site to create a world-class, mixed use development on Liverpool’s waterfront. When complete the development will provide the city with much needed job opportunities and will strengthen the connection between the waterfront and the city centre.

Our team is currently providing strategic, procurement and cost advice for the utilities infrastructure required to support and enable the whole of the development. Our work includes the identification of the utility requirements, appraisal of the fulfilment options and procurement.

This is a key role in the master planning team and involves liaison and negotiation with the local utility companies and commercial operators in the ever changing utilities market. 

We are also providing a site wide sustainability strategy to assist with the development of a class leading location.

40 Years of Hannans: Q&A with Carl Pickford and Andy Carrington

Carl and Andy began their careers in the construction industry in 1998 when they joined Hannan Associates as Apprentice Building Services Engineers. They’re now Associate Engineers and both core members of the Hannan team, contributing to the success of a wide range of projects and the continued growth of the company.

Role: Associate & Electrical Design Engineer

Tell us a little bit about how you came to join Hannan Associates and what it was like when you started.

I didn’t know what I wanted to do,  but I knew I was practical minded – I moved out of home at a young age and bought a house to renovate. I tried full time education attending college and it wasn’t for me. An apprenticeship felt like the right fit, I wanted to learn on the job and earn money.

I had to take two buses to get to the office, which took over an hour. The office was full of drawing boards and I sat at a little desk in the corner with Mike Perkins, with no computer!

The only engineer to have a computer back then was Terry Fildes. We had a small CAD department upstairs and the admin team had computers as well. Everyone dressed smartly, a shirt and tie was the norm. I found Bill Hannan to be a real character but it was Dave Teale, the electrical associate, who took me under his wing. He looked after me, keeping me busy and encouraging me to progress, he was a real gentleman and a gentle giant.

How has the business changed since you joined?

I have seen massive changes in my time. Seen lots of faces come and go but there remains a core of people who have been here from the start including Andy C who started the same day I did all those years ago.
Everything moves so much quicker than it used to, letters and faxes exchanged over days and weeks have been replaced with emails requiring immediate responses.
Engineers with calculators, hand written letters, and marking up drawings on drawing boards have been replaced by engineers who can use Microsoft Office, 2D and 3D drawing software.
We all seem to handle more projects and get through them faster than in years gone by.

What do you think has been the key to keeping so many long-term clients happy over the years?

We provide a good level of service and are committed to delivering a good job

We work hard to deliver and not afraid to stay a little longer to get the job done

We continually improve our working methods and processes, always refining what we do

Maybe not as refined as some of the bigger practices but we understand buildings and services

We understand the importance of providing early input into the whole building design as it develops, not just MEP, we know which elements of the design must be considered and factored into the design from the start.

What do you think the next ten years holds for Hannan Associates and the industry?

The industry has gone through some significant changes in recent years.

Climate Change, the COVID 19 Pandemic, Wellness and Wellbeing, and Grenfell Tower Fire disaster have all impacted on the way buildings are designed and used.

We are on a path with NZC, there have been huge improvements in building design to reduce carbon emissions and this is set to continue.

Sustainability and the reduction of carbon emissions is the number one consideration on every project.

Building design is constantly changing, building services technologies are improving all the time, it is a great industry to be in.

What are you most proud of in terms of your contribution to the business? 

I pride myself on working hard and being someone that can be relied on.

I contribute to the way we do projects and the development of the processes we use.

I appreciate the start I was given at Hannan 25 years ago and thankful to all those that have helped shaped me.

 

Name: Andrew Carrington

Role: Associate & Mechanical Design Engineer

Tell us a little bit about how you came to join Hannan Associates and what it was like when you started.

I joined Hannan’s as an apprentice engineer in 1998, aged 18. Leaving school I had no idea what career path I was going to take so went into the local Job Office to see what was available.

After scouring various options I noticed the Building Services apprentice role and i thought every building needs Building Services and there are lots of buildings! I chose the apprenticeship route because it gave me the opportunity to start gaining experience of the working environment whilst continuing to learn, as after leaving sixth form I didn’t want to go straight to university full time. There was a definite benefit in being able to put into practice what I was learning on the job.

When I initially joined Hannans we were in the old office in Compstall with a very different working environment to today. Drawings produced on tracing paper and hand written calculations rather than using any software. Everyone using phones by their desk rather than mobiles and the fax machine utilised for any “urgent” communication.  I joined alongside Carl Pickford, Mike Perkins and Gareth Webb, we were the first apprentices that Hannan’s employed and I like to think we’ve all done well!

How has the business changed since you joined?

Some things about the business haven’t changed much – our focus on building and maintaining client & consultant relationships;  our key sector focus – commercial, industrial, stadia, residential; our focus on low energy design…… have all been consistent themes in our 40 years, but in many other ways the industry has changed a lot and has obviously impacted the way we do business.

The technology we use; the way we communicate; the pace the projects move at; client & market needs and expectations; the world of work …….. there is obviously a much stronger focus now on sustainability on most projects we are working on. As Building Services engineers we are playing an integral role to helping the built environment meet NZC targets and we have subsequently invested heavily in developing our sustainability expertise along with establishing an in house Building Physics team to meet the increase in client needs.

What do you think has been the key to keeping so many long-term clients happy over the years?

Consistency in terms of resourcing – it definitely benefits our clients if the same engineers continue to work with the same clients – we get to know the client, their needs and their individual ways of working. We each take a personal responsibility for the projects we are involved with – we are committed to delivering a successful project.

Strong sector expertise – we tend to each have expertise of certain sectors and by continuing to build upon this expertise from project to project means we have a lot of key, relevant experience and project data to contribute to the design process.

Delivering what you promise and when to the client and other design team members and contributing added value where possible

What do you think the next ten years holds for Hannan Associates and the industry?

We will continue to increase our Sustainability expertise and service offering, to meet client needs.

We will continue to grow our sustainability and building physics teams along with the partnerships we have with external consultants.

The desire for NZC will cause the construction industry to adapt and develop to provide appropriate solutions. Its going to involve all parties – clients, architects, end users etc. Its not down to one party, we all need to do our bit.

What are you most proud of in terms of your contribution to the business? 

Hannans have been very supportive throughout all my training – my HNC and ONC in Building Services, my BEng (Hons) Building Services Engineering degree, CIBSE Low Carbon Consultant & Energy Assessor qualifications leading up to achieving my Incorporated Engineer registration.

I believe my personal transformation from apprentice to associate has helped Hannans progress and develop as a business during my time. I’ve helped develop standards and methods of working to allow us respond to the ever changing needs of our clients.

Name: Louis Heywood

Role: Mechanical Design Engineer

Which training route did you take?

Masters degree in mechanical engineering at the university of Sheffield.

What do you enjoy about your job?

I like the variety of the job, since joining I’ve been involved in a wide variety of projects including residential blocks, offices, warehouses, and hotels. Each project brings new challenges and new tasks to get involved in.

What do you enjoy about working at Hannan Associates?

The team here is smaller than at the multi disciplinary practice where I previously worked, but here I feel that I have a more responsibility and am playing more of an involved role than I’ve previously was. I’m also getting to work on some really interesting projects.

Have there been any projects or sectors you’ve particularly enjoyed working on since joining Hannans?

I’ve enjoyed working on the Radcliffe Civic Hub project for Bury Council,  which will provide new leisure facilities for Radcliffe town centre.

What are your future career & learning goals / aspirations?

My current goal is to carry on developing my skills and experience within the industry working towards taking the lead on a full project.

What do you enjoying doing in your spare time?

In my spare time when I’m not busy doing DIY projects at home or going to B&Q again… I enjoy hill walking, running and climbing. On the weekends I like to go camping in my campervan around the UK.

Any advice for people looking at starting a career in building services engineering?

I’d tell new engineering graduates not to overlook smaller companies when applying for roles as, based on my experience they can offer more interesting and hands on experience.

Role: Electrical Design Engineer

Why did you decide to become a building services engineer?

I decided to become a building services engineer during my MSc when we did a unit called, ‘Zero Carbon Built Infrastructure‘. This unit included learning about energy demand within buildings and the impact the building fabric has on energy consumption. This was my first introduction to building services work.

Which training route did you take?

 My training route was….

  •  A-levels – Maths and Physics and History 
  • BEng – Electrical and Electronic Engineering – Manchester Metropolitan University
  • MSc – Renewable Energy and Clean Technology – University Of Manchester

What do you enjoy about your job?

 I enjoy the problem-solving aspect of the job and the variety of different jobs for a variety of different clients

 I enjoy being a part of the Hannan Associates team.  My managers keep me busy but the workload is well balanced, I am not put under too much pressure and I am given trust and freedom to manage my time.

 Have there been any projects or sectors you’ve particularly enjoyed working on since joining Hannans?

I’ve particularly enjoyed working on the expansion works at Stoke City’s Football Ground and the network layout design for Liverpool Waters for Peel.

What are your future career & learning goals / aspirations?

My future career goals include….

  • Becoming a chartered engineer
  • Have an impact with the low carbon aspect of design

    •  Try and make relevant contacts in the industry as soon as possible
    • Develop an understanding of other areas involved, not just the area you study
    • Keep up to date with the latest information in the sector through reading papers or watching conferences etc..
