Newbury Racecourse Heartspace Redevelopment Complete

Hannan Associates have been part of the team redeveloping Newbury Racecourse since 2010. During this time we have contributed to the design and construction of several new facilities and witnessed first-hand the benefits that these new facilities have provided the racecourse and its visitors.

The redevelopment of the Heartspace is now complete and available for use by racegoers. The Heartspace scheme focused on the redevelopment of the heart of the racecourse, undertaken in phases to ensure racing has been able to continue unaffected.  Phases one and two were completed in Summer 2017 and included the construction of a new Owners Club to provide hospitality space and office accommodation, re-location of the Pre-Parade Ring and Saddling Stalls and a new East Entrance building.  The final phase of works included a new South Entrance building, 2nr. Totes, landscaping and re-modelling of the Parade Ring and Winners Enclosure.

We have acted for Newbury Racecourse as their retained MEP consultants providing Stage 3 Developed Design for each phase and monitoring the construction works on site.  Our appointment also involved utilities infrastructure planning to ensure sufficient utilities were available to suit each phase of the redevelopment which involved close liaison with the contractor to ensure all necessary facilities remained open for racedays.  The Owners Club achieved a BREEAM Excellent rating upon completion and incorporates LZC technologies such as photovoltaic panels and air source heat pumps.

Works will continue at the Racecourse during 2019 – the existing Pall Mall building has been demolished with further construction works intended to improve hospitality offerings to racegoers.

The latest project to reach completion at New Bailey, Salford is the Stanley Street NCP multi storey car park.

Hannan Associates provided MEP performance duties for this new 633 space multi-storey car park designed by AHR Architects and built by Morgan Sindall Construction and Infrastructure. This is the second NCP car park at New Bailey.

The car park design includes LED Energy Efficient Lighting throughout and a lighting control system to ensure efficient use of lighting installation, for example providing daylight dimming and PIR operation. The payment facilities have been made more customer focused by removing the need for customers to visit a payment machine or kiosk.

There are six electric car charging points at ground level, ANPL cameras at entrance and general CCTV throughout all levels to ensure customer safety at all times.

Hannan Associates are very proud to be part of the team regenerating Salford Central, a £650 million scheme transforming the New Bailey and Chapel Street areas of Salford. The scheme is led by the English Cities Fund, a joint venture between Muse Developments, Legal & General and Homes England in conjunction with Salford City Council.

The development area is situated at the interface between Manchester and Salford and is bordered by the main artery of the regenerated Chapel Street and the inner city ring road. When complete the development will provide 849 new homes, 2 million sq ft of offices, 90 hotel bedrooms, 261,000 sq ft retail & leisure and will expand the existing business district in this part of the city.

Hannan Associates are very proud to be Building Services Design consultants for so much of the regeneration of Salford Central.

The £650 million scheme, which is transforming the New Bailey and Chapel Street areas of Salford is led by the English Cities Fund, a joint venture between Muse Developments, Legal & General and Homes England in conjunction with Salford City Council.

Ronald McDonald House Charity

One of our newest clients is Ronald McDonald House Charity, who we are very proud to have been providing Building Services Design consultancy for during the last year at their Manchester and Oxford sites.

The Charity helps families to stay close to their child in hospital while they undergo medical treatment by giving them a warm and welcoming environment where they can stay for as long as they need.

At the Manchester Ronald McDonald House three spaces within the existing Manchester house have been refurbished to create five new six person family bedrooms along with an external reflection area. The additional bedrooms will provide over 1,000 additional nights home from home accommodation for families with children in Royal Manchester Children’s Hospital.  Hannan Associates are very proud to have been part of the team who donated their services for the design and construction of these refurbishment works.

We are also Building Services Design consultants for the charity’s new 62 bedroom Ronald McDonald House in Oxford where Construction is due to start soon with a view to opening in summer 2020.

The facility will provide free accommodation for families whose children are undergoing treatment at Oxford Children’s Hospital, as well as Children’s Critical Care and the Neonatal Intensive Care Unit (NICU) on the John Radcliffe Hospital site.

We are delighted to be working alongside AEW Architects, Ridge & Partners and Capita on the project design team. The principal contractor for the project is Willmott Dixon Construction.

Construction for Conwy County Borough Council’s new 100,000 sq ft offices in Colwyn Bay is now complete!

Hannan Associate’s team was led by Andrew Carrington, Colin Burns, Shaun Wilkinson, Rebecca Dagnall and Matthew Dalley. Our duties included Utilities & Building Services Design Consultancy; Sustainability Services; Building Physics and BREEAM Assessment for this new build office accommodation developed by Conwy Council and Muse Developments.

The BREEAM ‘Excellent,’ ‘A’ rated Energy Performance Certificate building has been designed to include passive design measures that will reduce carbon emissions and energy consumption including enhanced insulation to the building envelope and engineered facade design.

The glazed proportion of the building façade and the central atrium maximizes natural daylight to offset the demand for lighting whilst at the same time high performance glazing minimizes thermal losses.   To further reduce carbon emissions and energy consumption, the building’s heating and cooling is produced via air source heat pumps, highly efficient LED lighting and roof mounted photovoltaic arrays.

The four storey, 100,000 sq ft office building, said to be the largest development of it’s type in North Wales, will now be home to approximately 780 Conwy County Borough Council’s workers. It has enabled the council to operate more efficiently and improve services for customers by consolidating staff and services into fewer sites.

The building was design by AHR Architects and built by Bowmer and Kirkland construction.
