DfP Framework Officially Launched

New office developments and refurbishment projects in the UK will now be able to officially register their schemes under the Design for Performance framework.

The Design for Performance initiative was devised by The Better Buildings Partnership alongside the highly successful Australian NABERS programme to help close the well-known ‘energy performance gap.’ The framework provides the UK with an approach to office building design based on measurable performance outcomes rather than solely using design based criteria to assess a building’s impact.  

Once a project signs a Design for Performance Agreement and sets a target NABERS Energy rating they can then promote their target rating to investors and occupiers, demonstrating the project’s commitment to sustainability and net zero carbon targets. The project is then required to be designed to meet the proposed energy rating targets using advanced simulation modelling.

 

The launch of NABERS UK and DFP comes at a critical time, as the built environment comes under increasing pressure to meet net zero carbon targets.

As part of our role as Building Services Engineers we have been increasingly helping clients design office buildings which will target a NABERS UK Energy Rating & UK Green Building Council (UKGBC) Net Zero Carbon targets by undertaking Design for Performance standard advanced simulation modelling during the design process.

We are very proud to be working as part of Legal & General Investment Management’s team for the design of the Ralli Quays office and hotel scheme in Salford. This project is one of the 14 office developments in the UK which have been pioneering the Design for Performance initiative.

Next Phase of Rochdale Town Centre Approved

Next Phase of Rochdale Town Centre Approved

The next phase of regeneration plans for Rochdale town centre have been approved by Rochdale Council.

The proposed plans for the mixed-use scheme being delivered by Genr8 Developments and Kajima in partnership with Rochdale Borough Council and Rochdale Development Agency, feature two blocks of apartments for private rent, a Hampton by Hilton hotel and a 44,000 sq ft office. The scheme will be constructed next to Rochdale Riverside retail and leisure development, which opened in 2020.

Hannan Associates are very pleased to be part of Gener8’s team for the ongoing regeneration of Rochdale Town Centre providing Building Services Engineering, BREEAM and Infrastructure consultancy.

Other members of the team include Cartwright Pickard, KKA Architecture, AEW Architects, Planit IE, Arcadis, Curtins Consulting and the main contractor is Willmott Dixon.

Once a thriving boom town of the industrial revolution and birthplace of the co-operative movement, Rochdale’s history, architecture and geographic location make it an important Greater Manchester town. However, following the decline of its cotton mills and manufacturing industry the town suffered economic downturn and neglect.

In a bid to turn the fortunes of this town around, Rochdale Borough Council have been actively working to improve the town centre for shoppers, visitors and businesses with a £250 million regeneration programme.

How did you get into marketing?

I’ve always enjoyed writing and I am quite a creative person. I excelled in subjects like English, Drama and languages so when I finished college I chose a subject to study at university that I knew would provide opportunity for creativity but would be practical in terms of entering the world of work. I studied Public Relations with Marketing at UCLAN and loved it!

After leaving university I got a temporary job at Hannans as PA to Bill Hannan, which was a real eye opener into the world of business and construction. There was never a dull moment!

I was asked to stay at Hannans to help with Marketing and 17 years later I am still here. My role at Hannans has evolved and grown with the company over the years and this has kept it interesting and challenging.

What’s your favourite thing about your job?

In my role I am given quite a lot of freedom and trust. I am involved in other aspects of the management of the organisation and have always been encouraged to pursue my continued professional development – including obtaining my professional diploma and my chartered status. 

It is amazing seeing new developments reach completion and knowing that your company contributed towards its creation. Especially the larger mixed use regeneration schemes we work on, which truly transform underused and neglected areas into brand new communities. It’s a very exciting industry to be a part of.

Marketing is so important to the Building Services Engineering industry because historically engineers are a bit shy when it comes to talking about themselves and the important work they do – they definitely need a little help in that department.

How has the industry changed since you first started your career?

In terms of the marketing industry, obviously the advancement of digital marketing has been huge and is now at the core of most marketing strategies.

I think when I started at Hannans in 2004 many of the ‘old school’ ways of the property & construction industry had already evolved – there weren’t any cigars in the board room and the typing pool was no more! But when I look back now at where we have come as a company since, I can see that things have changed massively– the advancements in IT and BIM, the increase in awareness and priority of ESG issues (in particular in relation to decarbonisation), the rising importance of the Building Physics department, the increasing sophistication of financial reporting, Manchester City Centre itself…..

Another important change is that it has definitely become clearer to clients that Building Services Engineering is a crucial aspect of effective building design and the M&E consultant needs to be appointed during the very early stages of the project. Especially with the increasing urgency surrounding climate change and net zero carbon.

But one thing that hasn’t changed is the highly social nature of our industry – I guess one of the things we are all missing during COVID.

What do you like to do when you’re not working?

I live on the outskirts of the city centre so I’m lucky to have plenty of theatre, live music, great bars and restaurants just a short walk away  – one thing I’m missing at the moment. I am a massive foodie and love eating out and cooking at home.

I think like a lot of people during lockdown, exercise has helped massively with maintaining my mental health. I have been enjoying a lot of walking & yoga and have even started running – something I never thought I would see !

If you had a career change what else would you like to do?

Well, I think it would be pretty cool to be a landscape architect or maybe have a little tea room & florist laughing

Valette Square Homes Now Complete

Valette Square Homes Now Complete

Hannan Associates are very proud to have been a part of the team to design and deliver Salford Central’s latest residential property development, Valette Square.

The recently completed Valette Square was delivered by The English Cities Fund – a joint venture between Homes England, Legal & General and Muse Developments. 

The development includes 33 townhouses with a mix of 2, 3 and 4 bedrooms with private gardens and terraces. It is situated just off Chapel Street, a short walk to Manchester City Centre, Spinningfields, New Bailey, Peel Park and the River Irwell.

The development is named after French Impressionist painter Pierre Adolphe Valette known for his acclaimed paintings of Manchester and Salford. He was a teacher at the Manchester Municipal School of Art and is remembered as L. S. Lowry’s tutor. 

Hannan Associates provided Building Services Engineering consultancy for the new homes, including early stage MEP concept design, utility connections & diversions advice, initial Part L1A calculations, renewable energy technologies feasibility review and site inspection duties. 

The design of the townhouses’ façade and orientation optimises natural daylighting and reduces the requirement of artificial lighting. Other design features include smart utility metering, occupant controlled zoned heating system, low energy light fittings, improved insulation to minimize heat loss & reduce utility bills and Integrated Virgin Media and BT telecoms infrastructure. 

Other members of the team included Buttress Architects, Integra Consulting, Chroma and main contractor John Turner Construction Group.  

This is the fourth phase of residential development in the Chapel Street area by the English Cities Fund, which forms part of the wider Salford Central masterplan.  Other schemes include Vimto Gardens, Timekeepers Square and Carpino Place . 

Hannan Associates are very proud to have supported clients with the delivery of residential accommodation to the value of around £400M in recent years. Playing a key role in developments for the For Sale, Private Rental, High End, Social and Retirement markets.
